Project Overview
The Project
A vacant lot in Lehigh Acres — a common scenario for buyers who purchase land with the intent to build a primary residence or investment property. The owner wanted a 3-bedroom, 2-bath open-concept home built to current Florida building codes with impact windows throughout, and needed a GC who could manage the full process from permit application to certificate of occupancy.
Brian managed the project start to finish: soil testing, engineering coordination, foundation, framing, roofing, MEP rough-ins, insulation, drywall, trim, and all finishes. Every licensed sub — electrician, plumber, HVAC — was coordinated and scheduled by Brian. The Lee County permit process for new construction typically runs 8–14 weeks for approval; Brian filed early and maintained communication with the building department throughout.
The final product was a 1,840 sq ft home built for Florida's climate — impact windows throughout, proper moisture barriers, and HVAC sized correctly for the square footage — not just built to the minimum code threshold.
