The Project
An Estero Island property sustained significant damage from Hurricane Ian in 2022 — roof damage, water intrusion through compromised windows and doors, and extensive interior drywall damage from water infiltration. The home sits in a FEMA VE flood zone, which added compliance requirements on top of every structural repair decision.
Brian was brought on to manage the full restoration scope: emergency tarping and weatherproofing, damage documentation for insurance adjuster review, Lee County permit application, and management of all subcontractors through final inspection and certificate of occupancy.
VE flood zone work requires knowing what the insurance company needs to see and what the Lee County building department will require — in parallel, not sequentially. Brian handled both timelines simultaneously, keeping the project moving while maintaining the documentation chain that protects the homeowner in any future insurance event.
