Project Overview
The Project
A Miromar Lakes home where the existing family room felt undersized for the lot and didn't take advantage of the lake view. The homeowners wanted to expand the back of the house by approximately 380 square feet, add a vaulted ceiling with an exposed beam detail, and improve the indoor-outdoor connection to the lanai.
Brian managed the architectural and structural coordination, the Lee County permit process, and all subcontractors. Miromar Lakes also has an HOA Architectural Review Committee process — Brian handled the ARC submission with material specs and exterior color matching documentation, and received approval before any construction began.
The finished addition matched the existing home's exterior stucco finish, extended the LVP flooring from the existing house, and tied into the existing electrical panel and HVAC duct system — with no visible seam between old and new from the interior.

A poorly flashed roofline junction is the single most common source of water intrusion in additions — and in this climate, you will find out about it. Brian brings a roofing subcontractor in specifically for the tie-in and inspects it before any interior work begins. The HOA ARC process at Miromar Lakes requires material specifications and exterior color approval — Brian handled the submission documentation, which eliminated the back-and-forth that often delays ARC approvals by weeks.
