Project Overview

The Project

A canal-front home in SE Cape Coral — built in the early 1980s with an original galley kitchen and dated finishes that hadn't kept pace with the rest of the property. The homeowners wanted to open the kitchen to the living room, add a functional island with seating, and bring the kitchen up to the standard of recent renovations elsewhere in the home.

Brian served as general contractor, managing the full scope: a licensed plumber for the relocated sink rough-in, an electrician for new circuits and under-cabinet lighting, and the cabinetry and countertop installation teams. The project required a structural engineer to assess the peninsula wall before demo could begin.

From permit application through Lee County final inspection, Brian coordinated every trade and kept the project on sequence — plumber rough-in before cabinetry template, electrical trim-out after cabinet installation, countertop template after base cabinets were set.

How Brian Managed This Project

Canal homes in Cape Coral often have quirky original layouts — designed around older furniture arrangements and window positioning from a different era. Brian assessed the structural situation before any demo began. This wall had a header that needed to stay in the ceiling, which affected framing sequencing and ceiling finish scope. He coordinated the plumber's rough-in before the cabinetry team took measurements, so the new sink location was locked before the cabinet template — the order that eliminates remakes.
