Project Overview

The Project

A Pelican Landing home with a dated primary bathroom that had fallen well behind the rest of the home's finishes. The homeowners had a clear vision: spa feel, curbless shower, freestanding tub, high-end tile, and lighting that actually worked. The existing combination tub/shower was removed entirely.

Brian managed all trades: a licensed plumber for the shower relocation and tub rough-in, the tile installer, the glass enclosure fabricator, and the electrician for circuit upgrades and the heated floor system. Heated floors and a frameless glass enclosure both require sequencing discipline — electrical rough-in under the tile, glass ordered after the tile dimensions are confirmed.

The project was permitted and inspected through Lee County. From demo to final inspection, the project came in on schedule and within the agreed scope.

How Brian Managed This Project

Curbless showers require a proper waterproofing approach — specifically the floor slope and linear drain installation. Get that wrong and you won't find out for months, at which point you're looking at tile removal and a full redo behind a $12,000 installation. Brian uses a liquid-applied waterproofing membrane and inspects the slope before any tile goes down. The linear drain position is coordinated with the tile layout from the start — not adjusted after the fact.
