Naples, Florida consistently earns rankings that few American cities can claim: highest per-capita income in Florida, top-10 healthiest communities in the nation, among the lowest violent crime rates in the country. It’s a small city — roughly 22,000 full-time residents — that punches far above its weight in wealth, culture, and quality of life.

For the right buyer, moving to Naples is a life-improving decision. For the unprepared, it can come with surprises that no amount of research from afar quite prepares you for.

This guide is for people seriously considering the move.

What Naples Actually Is

Naples is a small city at the southern end of the Gulf Coast, bordered by the Gulf of Mexico to the west, Collier County’s conservation land to the east, and Bonita Springs (Lee County) to the north. It is definitively not a city in the conventional sense — no urban density, no mass transit, no significant nightlife scene in the way Chicago or Miami has nightlife.

What Naples does have:

  • World-class dining (Michelin-recognized chefs have opened here)
  • A genuine arts scene (Naples Philharmonic, Artis-Naples)
  • Fifth Avenue South and Third Street South shopping districts that rival Palm Beach
  • 35+ golf courses within the city and immediate surroundings
  • Pristine Gulf beaches with white sand and clear water
  • A peer community of high-net-worth residents who expect quality in everything

What Naples doesn’t have:

  • A major airport (Southwest Florida International in Fort Myers is 45 minutes)
  • A significant younger demographic (median age ~60)
  • Affordable housing
  • The anonymity of a larger city

If you’re moving from Manhattan, San Francisco, or Chicago, Naples will feel like a different kind of city. It’s a city organized around leisure, wellness, and the outdoors rather than commerce and density. That’s the point.

The Neighborhoods: A Practical Guide for Buyers

Old Naples (Downtown)

The only walkable neighborhood in Naples. Third Street South, 5th Avenue, and the surrounding streets form a grid of galleries, restaurants, and shops within walking distance of the Naples Pier and the beach. Old Naples homes range from $1.5M for older structures to $15M+ for new construction or Gulf-front estates.

The buyer: typically a couple 55+ who want to walk to dinner, attend the symphony, and be on the beach in 10 minutes. The waitlist for good Old Naples listings is real.

Port Royal

Naples’ most exclusive address, period. Port Royal is a privately governed enclave of approximately 400 estates on the Gordon River and Naples Bay, with direct Gulf access. There is no commercial development inside Port Royal. Homes start at $8M for the least expensive non-waterfront lots and extend well past $50M.

Port Royal is not for everyone — it’s for a specific buyer who wants maximum privacy, waterfront opulence, and the cachet that comes with one of the most exclusive addresses in America.

Aqualane Shores

Adjacent to Old Naples and bordering Naples Bay. One of the rare Naples communities that offers both deep-water canal access to the Gulf and walking distance to downtown. Prices: $3M–$20M.

The Moorings and Park Shore

Established coastal communities with direct gulf access via the Moorings and Park Shore Beach Clubs (membership with residence). A mix of 1970s–1990s homes (many renovated) and more recent new construction. Prices: $2M–$12M.

Pelican Bay

Naples’ largest luxury master-planned community. 6,500 acres including two private beach clubs, hiking and biking paths through preserved mangroves, and some of the finest high-rise condominiums in Southwest Florida. The Pelican Bay Foundation provides a level of governance and amenity that most HOAs cannot approach. Prices: $1.5M–$12M.

Grey Oaks, Mediterra, Tiburón, Quail West

Private golf communities in the northern and eastern parts of Collier County. All offer club memberships with varying degrees of exclusivity, golf, fitness, and dining. Prices: $2M–$10M+ for estate homes.

Marco Island

30 minutes south of Naples proper. The largest Gulf island community in the US outside of the Florida Keys. A slightly more relaxed vibe than mainland Naples, more boating-oriented, and with a price structure that offers meaningful value relative to Old Naples or Port Royal. Prices: $800,000 to $15M for waterfront estates.

The Seasonal Reality

Naples has two populations. From November through April, the city swells with seasonal residents — snowbirds from the Northeast, Midwest, and Canada. Restaurants require reservations weeks in advance. Traffic on US-41 and Immokalee Road slows to a crawl during season. Golf tee times are hard to get.

From May through October, Naples is a different city. Temperatures hit 90–95°F with high humidity. Some restaurants close or reduce hours. The beaches are relatively empty. Traffic is manageable. This is when year-round residents actually enjoy the infrastructure without competition.

Many buyers — particularly those relocating for lifestyle — find that their preferred way to use Naples is May–October and that the seasonal frenzy is something they want to avoid. Others find the energy of season invigorating and structure their travel to be elsewhere in summer.

Neither preference is wrong. Know yours before you buy.

The Insurance Reality

This is the conversation many buyers don’t have until they’re under contract and discover it changes their economics significantly.

Homeowner’s insurance in Collier County for a $3M home typically runs:

  • Wind/hurricane coverage: $18,000–$45,000/year depending on construction, age, and proximity to water
  • Flood insurance (if required): $10,000–$35,000/year in AE or VE zones
  • Homeowner’s (non-wind): $8,000–$15,000/year

Total insurance cost on a luxury Naples home: $30,000–$80,000+/year. This is a line item in your household budget that simply doesn’t exist in most non-coastal markets.

New construction with impact-rated windows, FBC-compliant roofing, and an elevated foundation significantly reduces insurance costs. Many buyers find that a newly built home or a recently renovated one to current standards actually has a lower total cost of ownership than an older home at a lower purchase price, once insurance is factored in.

What Will Surprise You

Everything takes longer than expected. This is not a city organized for efficiency. Contractors, restaurants, service providers — everything moves at a Florida pace that is distinctly different from the pace of business in New York or Chicago.

The cost of living is higher than the real estate prices suggest. Food, services, landscaping (required year-round), pest control (required year-round), HOA fees, and club memberships add up to a cost of living that rivals major metropolitan areas.

The community is smaller than it looks. Naples has the restaurants, galleries, and events of a much larger city, but the residential population is small. You will see the same people. This is a feature for those who want community; a limitation for those who want anonymity.

The weather is extraordinary. Winters in Naples are genuinely as good as the marketing suggests. January–March in Naples — 70°F, low humidity, afternoon breezes off the Gulf — is arguably the finest winter climate in the continental United States.

Frequently Asked Questions

Is Naples too expensive for someone without generational wealth? Naples has a wide range of price points. $800,000 buys a nice Marco Island condo; $500,000 buys a perfectly respectable East Naples home. You don’t need to be a billionaire to enjoy Naples. The luxury tier gets the coverage, but the full market is more accessible than the reputation suggests.

What’s the property tax rate in Naples/Collier County? Florida’s homestead exemption reduces taxable value by $50,000 for primary residences. For non-homesteaded luxury properties, effective property tax rates in Collier County run approximately 0.85–1.0% of assessed value.

Is Naples safe? Naples consistently ranks among the safest cities of its size in the United States. The crime rate — particularly violent crime — is extremely low relative to comparable Florida markets.

What airport do you fly in and out of? Southwest Florida International Airport (RSW) in Fort Myers handles all major carriers. It’s a 40–50 minute drive from Old Naples. Naples Municipal Airport (APF) handles private aviation and is within the city.
