Naples, Florida consistently ranks as one of the wealthiest communities in the United States — and in 2025, the real estate market reflects that status. Median home prices in Collier County have held above $600,000 for three consecutive years. In coastal and estate communities, the numbers are a different universe entirely.
This is not a speculative market. Naples buyers are largely primary or secondary residence purchasers with significant liquidity. The demand is real and structural — driven by Florida’s tax advantages, climate, and a continuing migration of high-net-worth individuals from the Northeast and Midwest.
The Naples Market by Neighborhood (2025)
Old Naples / Third Street South District
The heart of walkable Naples. Single-family homes in Old Naples range from $1.5M for a well-maintained older home to $10M+ for new construction or extensively renovated estates within walking distance of 5th Avenue South. The rental demand here is exceptional — seasonal tenants pay $15,000–$30,000/month.
Buyer profile: Primary residence or primary/seasonal hybrid. Often a couple in their 50s–70s who want the convenience of walking to Michelin-starred restaurants and the beach.
Port Royal
America’s most expensive zip code per capita in most surveys. Port Royal is a walled community of roughly 400 homes on the Gordon River, Bay of Naples, and direct Gulf access. Bare lots trade at $5M–$15M. Completed estate homes rarely trade publicly — when they do, $15M–$50M is the range.
What makes Port Royal unique: The homeowners association approval process is among the most restrictive in Florida. Architectural standards are genuine. You cannot build or renovate without HOA approval and the approval process is thorough.
Aqualane Shores
Adjacent to Old Naples, Aqualane Shores is one of the few communities in Naples where you can have deep-water canal access to Naples Bay and a 10-minute walk to 5th Avenue South. Prices: $4M–$20M for bay-front homes; $2.5M–$6M for canal homes.
Pelican Bay
One of the original luxury master-planned communities in Southwest Florida. 6,500 acres of residential, commercial, and conservation land with two private beach clubs, golf, and tennis. High-rise condominiums (many newly renovated) trade from $1.5M to $8M. Single-family homes from $3M to $12M.
The Pelican Bay Foundation manages a remarkable level of amenity. It’s the rare community where the HOA actually earns its fee.
Grey Oaks
Private, gated golf community with three championship courses. Home prices: $2M–$10M. New construction in Grey Oaks has been largely built out — the remaining new inventory is custom builds on remaining lots. The community attracts buyers who want privacy, world-class golf, and a peer group of significant wealth.
Mediterra and Quail Creek
Northern Naples luxury communities with a resort-like emphasis on fitness and outdoor living. Mediterra has received national recognition for its wellness programming. Prices: $1.5M–$8M.
Marco Island
Marco Island is the largest barrier island on the Gulf Coast between Tampa and Key West. The market divides between waterfront Gulf-front condominiums and canal/bay-front single-family homes. Condos from $800,000 to $5M; SF homes from $1.5M to $12M for estate waterfront.
Marco is increasingly popular with younger luxury buyers who want water access and a slightly less formal lifestyle than mainland Naples.
What’s Driving Demand
Tax Migration
Florida has no state income tax. For a household earning $1M+ annually, the difference between Florida and New York, New Jersey, California, or Illinois residency is $50,000–$150,000 in annual tax savings. At that scale, a $3M Naples home pays for itself within a few years of residency compared to staying in a high-tax state.
Remote Work Permanence
The normalization of remote work for senior executives and professionals removed the necessity of proximity to a major metro. Naples, once a strictly seasonal market, now has a significant year-round population of working-age professionals.
Post-Ian Rebuilding Premium
Hurricane Ian devastated Fort Myers Beach and Pine Island — not Naples. Naples saw minimal structural damage. The contrast reinforced Naples’ perception as a safer, more resilient market. Buyers who might have considered Fort Myers Beach waterfront increasingly redirect to Naples.
What This Market Demands from a Contractor
In the Naples luxury market, a contractor is not just a builder. They are a partner in protecting and growing one of the largest assets a family owns.
What Naples buyers and sellers expect from renovation:
- Flawless finish quality. There is no tolerance for uneven grout lines, imperfect tile alignment, or sloppy trim work in a $5M home.
- Understanding of HOA process. Grey Oaks, Mediterra, Pelican Bay, and similar communities require ARC (architectural review committee) approval before any visible exterior change. The process involves drawings, material specifications, and waiting periods.
- Licensed and insured. In this market, an unlicensed contractor is a non-starter. Buyers’ attorneys will discover it in due diligence.
- Communication. High-net-worth clients have high expectations for communication. Slow responses and vague timelines are not acceptable.
Selling in the Naples Market: What Moves Properties
The Naples buyer is sophisticated. They have seen many properties. What they notice:
Primary suite condition. Dated bathrooms, small closets, and poor lighting in the primary suite are the most common obstacles to full-price offers.
Outdoor living quality. A well-designed pool, spa, and covered outdoor kitchen in a Naples home often contributes $200,000–$500,000 in perceived value.
Kitchen finish level. No granite. No laminate. In this market, quartz is the entry-level counter material. Sub-Zero and Wolf are aspirational minimums.
Windows and doors. Impact-rated throughout — not a selling point but a baseline expectation. Any home without impact windows in this market is immediately discounted.
Frequently Asked Questions
Is the Naples real estate market cooling in 2025? Prices have moderated from the 2021–2022 frenzy but remain elevated well above pre-pandemic levels. The Naples market is less volatile than many comparable luxury markets because its buyers are discretionary — they don’t buy with leverage and they don’t panic-sell.
Is now a good time to buy in Naples? The structural factors driving Naples demand — taxes, climate, migration — are unchanged. Buyers who need to time the bottom will likely wait forever. The better question is whether the property you’re buying represents fair value at current pricing.
What’s the best neighborhood in Naples for resale value? Old Naples (walkability, proximity to the beach and 5th Avenue), Port Royal (exclusivity, direct water access), and Pelican Bay (amenities, building quality) consistently hold value better than outlying communities.
How long does it take to sell a luxury home in Naples? Days on market for well-priced, well-presented homes above $3M average 45–90 days. Overpriced or under-presented homes can sit for 6–12 months regardless of market conditions.
