Adding or upgrading a lanai is one of the highest-ROI investments you can make in a SW Florida home. Here’s what it costs and what you get.

Types of Lanai Projects in Southwest Florida

Screen Enclosure (No Cage)

A simple screen enclosure attached to the rear of the home, creating an insect-protected outdoor area without the structural overhead of a cage. Typical for smaller homes or tighter lots.

Cost: $8,000–$20,000 for a 400–600 sqft enclosure.

Pool Cage / Screen Enclosure with Pool

The most common lanai project in Lee and Collier County. A structural aluminum cage enclosing the pool area and a covered patio section.

Cost:

  • Basic aluminum cage (no frills): $30,000–$55,000
  • Mid-range with panoramic screening (no horizontal bar): $45,000–$75,000
  • Premium Clearview or No-See-Um screen: add $8,000–$15,000

This is not an exaggeration. A high-end outdoor kitchen in Naples — with a Lynx or Wolf grill suite, refrigeration, ice maker, sink, TV cabinet, and custom tile — runs $30,000–$80,000 on its own. Add a covered structure with louvered roof panels, a fire feature, and premium outdoor furniture, and you’re easily at $150,000+.

What Drives Lanai Costs in SW Florida

Wind Load Requirements

Lee and Collier County are in High Velocity Hurricane Zones (HVHZ). All structural additions must meet significantly higher wind load requirements than northern Florida or most other states. This drives up material and engineering costs — but it also means the structure will survive the next Ian.

Permitting in Lee vs. Collier County

Both counties require permits for any structural addition, screen enclosure, pool cage, or outdoor kitchen with gas or electrical connections. Lee County’s permitting is generally faster (3–6 weeks for residential permits); Collier County can run 6–12 weeks.

Bonita Springs / Estero ($600K–$1.2M): A full covered outdoor kitchen addition in this tier returns very well because it’s expected. A home without outdoor living in this price range is immediately discounted by buyers.
