How It Works

One GC, All Trades, One Schedule

Site Assessment and Layout Design

Brian assesses your property, discusses pool size, outdoor living goals, and HOA requirements. He coordinates with pool designers and engineers as needed.

02

Permit Pull and Subcontractor Coordination

Brian pulls Lee County permits and sequences all licensed subcontractors — pool contractor, plumber, electrician, paver crew — so each trade shows up at the right time in the right order.

03

Shell Through Screen Cage — Brian Manages Each Phase

Pool shell, plumbing, electrical, decking, and screen enclosure — Brian manages each phase and coordinates inspections so nothing slips through the cracks before the next trade arrives.

Common Questions

Pool & Outdoor Living FAQ

Does Brian dig the pool himself?

Brian is the licensed GC, not the excavator. He supervises and coordinates all licensed subcontractors — pool contractors, plumbers, electricians, and paver crews — so the project moves as one managed job. That's the value of a GC: one point of accountability across all trades.

Do you need permits for a pool in Lee County?

Yes — pool installations require Lee County permits covering structural, electrical, and plumbing. Brian handles all permitting as the licensed GC. Unpermitted pools are a major liability at resale and can require demolition to resolve.

Can you repair an existing screen enclosure?

Yes — pool cage and screen room repair (including post-Ian damage) is a core service. Brian handles re-screening, frame repairs, full cage replacements, and post-storm damage restoration for lanai and pool enclosures throughout Lee County.

How long does a pool build take?

From permit approval to first swim: typically 3–6 months in Lee County. Permitting timelines, pool design complexity, and scope of outdoor living additions are the biggest variables. Brian gives you a realistic schedule — not an optimistic one.
